Our inspections are backed by experience and a commitment to quality, complying with the excellent Standards of Practice as written by some of the most respected names in the industry: InterNACHI, ASHI, and TREC.
General Home Inspection
In our residential inspection, we’ll perform a non-invasive visual evaluation of most readily accessible components of a home. If there’s a defect present, you can trust our trained eyes to find it.
Inspected areas include:
- Roofing System
- Structural Components
- Foundation & Crawl Space
- Exterior (siding, windows, doors)
- Deck & Patio
- Attached Garage
- Attic, Ventilation, and Insulation
- Interior (windows, doors, walls, ceilings, floors, stairs)
- Electrical System
- Plumbing System
- HVAC Systems
- Built-In Appliances
- Optional: Landscape Irrigation System
A free thermal imaging scan is included with every inspection.
Thermal imaging uses infrared thermography to detect fluctuations in temperature that may reveal areas of moisture intrusion or other deficiencies. As an extra service, we also offer Aerial Drone Photography to inspect areas that have known damage or are difficult to access.
We also offer the following services:
If you’re making arrangements to put your home on the market, then it’s a perfect time to schedule a comprehensive inspection of the property. When a trained inspector evaluates your home before it’s subject to a prospective buyer’s scrutiny, it gives you a chance to correct any issues that could potentially affect the outcome of negotiations.
New Construction Inspection
A brand new home warrants an evaluation from more than one perspective. Before the builder takes you on their final walkthrough, we recommend scheduling a comprehensive third-party inspection. We’ll assess the overall condition of the property to ensure that there are no loose ends—so that you can unconditionally enjoy your home.
New Construction Phase Inspection
A Phase Inspection is a staggered assessment of current progress on a new home’s construction. We’ll arrive on-site at three critical stages to evaluate the condition of all readily accessible structural components, installed systems, and used materials. We’ll inspect the home when the foundation is poured, when framing commences, and prior to the final walkthrough.
11th Month Warranty Inspection
The 1-year warranty on a new home that is typically offered by the builder is a tremendous asset to any homeowner. If permitted to inspect your home before the warranty expires, we’ll conduct a full evaluation to see if any defects have emerged that call for repair or replacement. With any luck, the cost of the work required may be covered by the builder under the terms of your warranty.
If you’ve purchased or intend to purchase an older home, there’s a chance that insurance agencies will be reluctant to issue a policy without first meeting certain stipulations. A 4-Point Inspection is a limited inspection often required by insurers that verifies the integrity of four important areas—the roof, the HVAC systems, the electrical system, and the plumbing system.
Loan Draw Inspections
A Draw Inspection is an important protective measure for lenders that have financed a construction project. We’ll come to the construction site at several different times to verify that everything is in line with the original draw request, including the project’s timeline, the stock of stored materials, and maintained compliance with the budget.
When a defect is discovered during one of our inspections, it’s important that any performed repairwork is evaluated before moving forward. This ensures that the repaired component presents no safety hazards and that the contractor responsible for the work adequately resolved the original issue.
Termites and other wood-destroying organisms are far more than a nuisance. They’re responsible for causing billions of dollars worth of damage each year—an absolutely staggering number! Before you buy a home, it’s a good idea to make sure that it hasn’t sustained hidden structural damage from termites. We’re trained and licensed by the Department of Agriculture to identify subtle signs of previous damage as well as symptoms of a current infestation.
Commercial Property Inspection
Before you invest in a commercial property, we recommend having a professional inspector take a closer look. We’ll assess the condition of any commercial property, ranging from small office spaces to buildings suited for large retail outlets. By evaluating the materials, structural components, and installed systems, we can give you a better idea of whether or not the property is safe and representative of its value.
The foundation of a home is quite literally the backbone of the entire structure. Without a sound foundation, the integrity of many other components could be compromised if action isn’t taken. When we perform a Foundation Inspection, we’ll make sure that there’s no damage, moisture intrusion, or other defects in need of correction.
If your rental property is in need of inspection but currently occupied, we’re able to accommodate. We’ll evaluate the condition of most readily accessible components while taking extra care to respect the living space of the current resident.
Pool & Spa Inspection
There’s nothing like a dip in the pool to take a break from the often unrelenting Texas sunshine. But before you purchase a property that includes a pool or spa, an inspection is necessary. We’ll make sure than all mechanical systems such as pumps and motors are functioning, and that all other readily accessible components are in good condition—so that you can be assured that the pool is safe for use and accurately represented in the home’s value.
Move-In Certified Inspection
An InterNACHI Move-In Certified Inspection is the ideal choice for homeowners looking to sell. By having us thoroughly inspect your home before it’s listed, you have an opportunity to resolve any issues that could delay or otherwise disrupt negotiations. When a prospective buyer sees that a home is Move-In Certified and is able to read the contents of the inspection report (as well as a record of performed repairs), trust is substantially easier to come by—making the entire process that much easier for both parties.
